Two of the most popular cities for new home buyers right now are Gatlinburg, Tennessee, and Asheville, North Carolina. Price

According to Zillow, the typical value of homes in Gatlinburg as of December 2020 is $305,518, which represents a 15.4% rise from the year before. The increase in home values doesn’t appear to be a trend that will disappear anytime soon, which could actually benefit you down the line when you decide to sell your home in Tennessee!

Asheville, on the other hand, has slightly more expensive homes that haven’t been changing in price quite as much from year to year. Zillow reports the average home value in Asheville stands at $323,462 with a 7.1% increase from the year before. However, if you do move here and decide to sell your home in Asheville in the future, you can expect an increase in value. Zillow predicts the city’s home prices to increase 10.4% over the next year.

 

 

Size

It’s also worth it to consider what the average size of homes in each location will be and how much “bang for your buck” you’re getting when you buy. Bob Vila has listed the average home size in each state as a whole. In Tennessee, the average home is 1,848 square feet, whereas in North Carolina, the average home is around 1,800 square feet. All in all, there’s not a ton of difference in this category.

 

 

Surroundings

The good news about either of these locations is that they’re ideal for nature lovers. Both Gatlinburg and Asheville are surrounded by stunning wildlife and have tons of outdoor activities for locals and visitors to explore. In Gatlinburg, for instance, you can enjoy the SkyLife Park, Anakeesta adventure park, Ripley’s Aquarium of the Smokies, and more. This city is popular with tourists and vacationers (welcoming about 12 million guests per year), so there’s plenty to see and do!

Asheville is a bustling city as well with about 11 million annual visitors. The main attraction here is the Biltmore mansion, while other popular destinations include Pisgah National Forest, the Western North Carolina Nature Center, and the North Carolina Arboretum. Asheville is also known for its lively performing arts scenes with theater and musical performances happening all the time.
