Realtors can be a great resource when you sell your house. A good realtor knows the market, how to get your house ready for sale, the legalities of selling your house. Of course, like any professional, they get paid for their services. Their pay comes out of the sale of your house. They take this in the form of a commission which is a percentage of the sale price for your house.  This can be money well spent. A good realtor can help make selling your house less stressful.  They may even be able to help you get more money than alternative methods you can use to sell your house.

We will explore some methods to avoid selling your house. It’s important to bear in mind that most of these will put more work on you. They may also have an impact on what you can sell your house for.  You’re paying for a service. It’s always a good idea to make sure it’s worth it to pay for that service.

Sell Your House To An Investor

This can be one of the easiest and fastest ways to sell your house. There are firms out there who specialize in buying houses for investment purposes. They may use them as rentals, fix them up or sell them to another investor. There can be several benefits for you, depending on your scenario.

Investors are usually willing to pay cash for a property. This means no financing contingency.  You don’t have a risk of the deal falling through because a bank won’t fund it.

Investors are usually willing to take a house as is.  The benefit of this is that you don’t need to stage the house, fix it up or make sure it can pass inspection.  Investors usually have the knowledge and resources to do these things themselves and more cheaply.

All of this means that selling to an investor can be faster and much easier. If you have a house with problems or a house that you need to sell quickly, this can be a great option.

Selling to Friends or Family

It is possible to sell a house on your own.  It’s not always easy, but if you have a family member or a friend who is willing to buy your house, this can be a great option. You can save them money and yourself money because neither of you need to pay for a realtor.  Make sure to protect yourself. It can be tricky doing business with friends and family and if you aren’t clear and upfront, it can ruin relationships.

Sell Your House Yourself

It is possible to sell your house yourself. In fact, with so many things these days, it can be easier than ever. One of the benefits that realtors have is access to something called the Multiple Listing Service, or MLS. MLS is a giant database of properties for sale and those that have sold. It’s what powers sites like realtor.com and much of Zillow.  Only realtors can list there and they are the only ones who can get some information off of it. That can be a good reason for using a realtor, being able to list your house there.

However, there are sites like FSBO, Craigslist or even Facebook, where you can list a house for sale. You can let your friends and family know you’re selling your house. You can let all your Facebook contacts know that you are going to sell your house. It’s easier than ever to have that social network and this is a good way to leverage it.

The downside here is that you need to set the price, you need to do the showings and you need to handle negotiations. All of the work normally done by your realtor falls to you.

Zillow even has options to list a home with them on your own.  It’s actually free and provides a large marketplace.  It doesn’t give you some of the experience you get with a realtor, but it does help to work around not getting onto the MLS.

Use a Low Service Realtor

This is a bonus way to save on commissions. We didn’t include it in our count because you’re still paying a commission. You are also still using a realtor. There are services out there that are lower fee, but also lower service. They give you access to the MLS. They may help you with some of the services a traditional realtor provides. They won’t do it all. Therefore, you pay less. Perhaps 1% instead of a more customary 3-6%. This can be a way to save some money but get some of the benefit.

Just like with selling the house on your own, make sure you are prepared to take on the work and do much of the heavy lifting.

Know What You’re Getting Into

A realtor can provide a great services, making it less stressful to sell your house. Because they have access to better resources and experience they can make your house available to more potential buyers. This means that they may be able to get you more money. They also know the process and do it every day. This means that they can help guide you through it.

There are ways to avoid paying for a realtor or paying less. Make sure you are prepared to take on that work. If so, for some sellers that can be a great alternative.
