Most people eventually reach a point where they wonder if it’s time to downsize their home. Downsizing means selling your home and purchasing a smaller one that is more fitting for your lifestyle. There are several common reasons to downsize.

Becoming an Empty Nester

When you have kids at home, you need lots of room. Everyone needs their own space and you need to accommodate room for everyone’s activities. However, once all your kids leave and it’s just you and your spouse, all that room doesn’t make sense anymore. It’s only more for you to clean, maintain, and pay for. Once you become an empty nester, it’s probably time to downsize to a smaller home that’s more fitting for just you and your spouse. Of course, you should at least consider having a guest room available for when the kids come to visit.

Reaching Retirement

Not everyone chooses to downsize once they’re empty nesters, but most people downsize once they reach retirement. Much like being an empty nester, being a retiree doesn’t require as much room. You really just need to provide for yourself and your spouse. Additionally, most retirees are living on a fixed income. Paying for a big house is typically just too expensive. When you reach retirement, you want to move into a home that you can easily pay for without stretching yourself too thin. A smaller home is also ideal for retirees who intend to travel more and spend less time in their homes.

Changing Your Situation

There are plenty of situations you can anticipate that would require you to downsize. However, life will also through you curveballs that suddenly change your living situation. For example, going through a divorce changes your living situation and you may need to downsize because you have fewer people living with you or you can’t afford your house anymore. Financial challenges, such as losing a job, may also lead you to seek out cheaper and smaller housing. There’s no shame in needing to downsize. It’s simply a solution to make your life easier.

When it comes time to downsize, you want to have an easy sale process. Selling to a cash buyer allows you to sell very quickly and there are fewer steps to deal with. It’s a quick and convenient way to sell.
