When you are selling your house, the first impression that buyers will get is the view that they have as they pull up to the house.  This view is often referred to as the curb appeal of your house.  It can have a huge impact on how buyers perceive your house.  If your yard is unkempt or the house looks rundown, it almost doesn’t matter what the inside looks like.  The buyers’ first impression will be that you haven’t taken care of your house.  It will be more difficult to sell your house.  Even if you do get an offer, it is likely to be lower if your house doesn’t present well.

One study found that putting effort into curb appeal can increase the perceived value of your house by up to 11%.  On a $200,000 home sale, that can have a significant impact on your selling price.  It’s not just sales price, though.  If your house is more attractive, it will attract more buyers.  This means that it is more likely to sell faster.  Therefore, it can be worth spending a few hundred dollars to clean things up. Here are some simple things you can do to improve the curb appeal of the house you are selling.

Walk Around Your House

When was the last time you actually took a look at the outside of your house?  Take an hour or two and honestly look at the outside of your house.  Look at the areas that need to be cleaned up.  Remember all those small projects you haven’t done?  Buyers will notice.  Try different angles that you don’t usually see.  Walk across the street and take a good look.

Have a friend you’ve always wanted over?  Now is a good time to invite them and give them a tour.  You’ll be amazed at the things you see when you’re looking at it from someone else’s eyes.  Make a list of things that you should do.  Get them done.  Remember, that curb appeal has a huge impact on your chances of selling your house and the sales price.

Add a Little Paint

If your house hasn’t been painted in a while, maybe now is a good time to do it.  If nothing else, try touching up the areas that don’t look so good.  Painting the whole house could set you back a couple of thousand dollars.  If you have the money, it can be worth the investment. If not, maybe powerwash your house.   You’d be amazed at how far a good cleaning will go.

Even just painting areas like doors and trim can do wonders for how your house presents.  Remember, you want those buyers to come right through that door.  Make sure they want to do that.  This is the “appeal” part of the curb appeal.

Improve Your Curb Appeal With A Broom and a Rake

Don’t focus on just your house.  Give the yard and walkways a good look. Pull out a broom and a rake and get them clean.  Cut the grass.  Trim back those hedges and get rid of those weeds.  Now is the time to get that yard picked up and looking its best.  It doesn’t cost much and can do wonders.

Add Some Flowers

Once your yard is all cleaned up, hop in your car and drive to your local Home Depot or Lowe’s and invest in some nice flowers.  Nothing too fancy. You can do wonders by bringing some color. Flowers can be a great way to cover up those spots where you just can’t get the grass to grow.  A splash of color goes a long way to improve that curb appeal and it doesn’t have to cost much.

Add Some Nice Dressings

While you’re at the home improvement store, pick up a few things to dress up the house.  Here are some ideas:

  • A Welcome Mat – A nice welcome mat will go a long way to making your house feel more…welcome.
  • Door Knobs – Still got those old dingy doorknobs? Now’s the time to change them out for something newer and brighter.  If that isn’t in the budget then consider cleaning and shining up the old ones.
  • New Mailbox – If you still have that old mailbox that your kid ran into when they first got their license, now is a good time to replace it. These are the little things that tell the buyers that you take care of your hose.
  • Nice House Number – You don’t want your buyers and realtors frustrated because they can’t find your house. There are a lot of great options out there to dress up your house with a nice number that buyers will see and appreciate. You don’t even have to leave your couch for this one.  Head on over the Etsy and they have several, tasteful options.
  • Plant Some Trees – Flowers aren’t the only thing that makes a yard look good, and it’s good for the environment! If trees aren’t in the cards, maybe you can get a few shrubs which aren’t too hard to take care of and look nice. Done right, they can even provide some privacy.

For just a few hundred dollars, you can improve the curb appeal of your house considerably.  Curb appeal has a huge impact on whether buyers want to see the rest of the house.  It even has been shown to impact the sales price, by a good amount. Go clean up that yard and grab a paintbrush!  You’ll be glad you did when you get to the closing table.
